WHAT IS ROOF RESTORATION? Roof restoration is the process of revitalizing an existing roof and extending its life-cycle past the original manufacturers recommended life span of the roof.  Many coating products are thought of as roof restoration products and are often installed on improperly prepared substrates by inexperienced contractors as a “band-aid” measure to buy time to afford a new roof.  These “coatings” limited in elongation and adherence to the existing roof substrate and do not have sufficient solids in the “coating” to properly seal and protect a roofing substrate for more than a year or two.  Roof Restoration is more than just slapping some coating product on a roof.  These poor-quality products, inexperienced installers and poor (or no) existing roof preparation is why these “coatings” failed and received a bad rap as a roofing alternative. True roof restoration is a fluid applied membrane system that fully adheres to the existing roofing substrate in a monolithic (without seams) process that allows for thermal (hot and cold) expansion requirements of the existing roofing system with a typically minimum of 30 mils dry film thickness over a properly prepared existing roof substrate to receive the fluid applied process.  Each existing roof type being restored requires it own unique process for restoration.  Restoration of Single Ply Roofs are different from Metal Roofs and both are different from Asphaltic Roofs and so on.  Even the type of Single Ply Membrane Roof has different restoration requirements depending on whether it is TPO, EPDM, PVC and so on.   For a successful Roof Restoration project, you need a Manufacture and Contractor that understands these differences and requirements based on roof type.
